What You Need To Do

It is very important that you prepare your property ready to be photographed before we arrive. Presentation is everything.

General

  • Thoroughly clean whole house (vacuum carpet, mop hard floors, clean counter tops, clean windows)
  • Turn all overhead lights and lamps ON
  • Replace all burned out light bulbs
  • Use bulbs of the same temperature (ALL incandescent or ALL compact fluorescent)
  • Turn all ceiling fans OFF
  • Turn all TVs OFF
  • Turn all computer screens OFF
  • Open blinds/window treatments to let in outside light
  • Clean your windows! This can make a huge different in the pictures!
  • Clean your bathroom mirrors.
  • Wherever possible, remove personal photographs (or replace with general landscape/object photographs) especially larger ones. Some can be left, but try to keep it to a minimum.
  • Make all beds
  • Remove small floor rugs to reveal actual flooring
  • Conceal garbage and recycle containers.
  • Remove table coverings.
  • Remove all signs of pets including food/water bowls, pet beds, chew toys, crates, etc.
  • Place all shoes/jackets in closets

Interior

LIVING / FAMILY ROOM

– The space to enjoy conversation and spend quality time with family

  • Open blinds/window treatments to let in outside light.
  • Remove stacks of magazines, papers, mail, etc.
  • De-clutter fireplace mantel/hearth (no more than 5 items, including art)
  • Remove stacks of magazines, papers, mail, etc.
  • Clean interior of fireplace and re-paint if needed
  • Fluff and arrange furniture pillows
  • Remove kid’s toys

KITCHEN

Sometimes the focal point, the kitchen deserves attention to detail.

  • Clear counter-tops completely. No knife blocks, baking supplies, mail, etc. Try to pare down kitchen items, Good looking stainless cappuccino machine? Great! Old soap in soap dishes and worn pots and pans… not so much. Try to tuck appliance wires out of sight….same with lamps.. If you have nice appliances or decorative items they may be OK to leave. Vases with flowers or fruit bowls can also add a nice touch to the scene.
  • Leave out max of one small appliance (ex. coffee maker)
  • Clear outside of refrigerator of magnets, papers, photos, etc.
  • Hide garbage cans in pantry or closet
  • Remove dishes from sink, place in dishwasher
  • All lights should be on including under cabinet lighting and over stove lighting.
  • Refrigerators should be cleared of any magnets, pictures and flyers. These can be put right back up again after the shoot if necessary.

DINING ROOM / TABLE

– Allow buyers to imagine a nice family meal –

  • Clear table, dust and polish the table top
  • Use decorative place setting if available
  • Feature one center piece such as a bouquet of flowers
  • Straighten all chairs and space them evenly
  • Remove child seats/booster chairs

BEDROOMS

– Rest for you and guests –

MASTER BEDROOM

A good nights rest recharges the body and mind

  • Make bed, including decorative pillows/shams if available
  • Press bed linens and bed skirts
  • Clear nightstands of all personal items
  • Store away phone/tablet charging cables
  • Remove all clutter from top of dressers
  • Remove family photos from walls
  • Clean under bed, removing items that may show in the photos
  • If you have a desk in the room, clear it off as much as possible.

KID/GUEST BEDROOM

Don’t forget about guest bedrooms

  • Remove personalized names from walls
  • Remove wall stickers/posters
  • Remove diaper genies
  • Clean under bed, removing items that may show in the photos

BATHROOMS

  • Clear counter tops completely. No plastic soap dispensers, toothbrushes, medications, deodorant, etc. If you have nice decorative dispensers they may be OK, but make sure they are clean.
  • Remove dirty towels – leave out only new, unused towels
  • Put toilet seats down
  • Remove floor mats.
  • Remove shampoo, soap, loofahs, etc. from showers and tubs
  • Close closet doors

Exterior

FRONT EXTERIOR

Online “curb appeal” – the front exterior is usually the first photo buyers see

  • Remove cars from the driveway. Some services will not accept pictures if cars are in the driveway. Sometimes it’s a good idea to park your car in front of the home to prevent someone else from parking there. Then you can move it when the photographer is ready to take the pictures.
  • Neatly roll and store hoses and sprinklers.
  • Clean up landscaping (mow, trim shrubs, clear leaves). Lawns should be well manicured.
  • Rake leaves.
  • Use broom to remove cobwebs from eaves and door frames
  • Remove visible water hoses
  • Remove empty planters
  • Remove pool covers and BBQ covers.
  • Remove children’s toys, sports balls, basketball goals, soccer goals, etc. where possible.
  • Blow or sweep off your walkways, patio and driveways
  • Remove empty planter or items that cause clutter.

BACK YARD

The back yard should be an oasis to relax

  • Clean porch, tidy up outdoor tables/chairs/cushions
  • Pillows/cushions should be fresh, not faded
  • Clear out kid’s toys, balls, Frisbee’s, etc.
  • Clean pool
  • Remove pool vacuum/cleaner hose
  • Hide pool cleaning supplies
  • Turn on pool fountains/water features
  • Remove visible water hoses
  • Remove trash cans

PETS

Pets are loving, but their presence should be minimized –

  • Place food and water bowls in pantry or closet
  • Place pet beds/toys in pantry or closet
  • Use lint roller on furniture to remove pet hair
  • Contain pets in hidden crate or outside
  • Clear back yard of pet waste/toys
